Serrano Breaks Ground on Edgeway Mixed-Use Project

Downtown Bellflower has ceremoniously welcomed a new luxury apartment building and premium commercial space with the highly anticipated Edgeway Downtown Bellflower. The new mixed-use project by Serrano Development Group (Serrano) will bring new housing and an exciting new retail and nightlife venue to Downtown Bellflower. Construction of the dynamic, mixed-use development is underway and is scheduled to be completed in the fourth quarter of 2023.

Edgeway Groundbreaking project

The Edgeway is located between 16411 Bellflower Blvd. and 9735 Oak Street and will replace an existing parking lot and demolished retail building located along Bellflower Boulevard in the heart of the historic Downtown Bellflower district.

“The landscape of Downtown is expanding and will now provide sought-after housing, a much needed component to help support our Downtown business community. We are looking forward to seeing more pedestrians and activity in the heart of our vibrant community,” said Bellflower Council Member Dan Koops.

The new residential building will include 91 generously sized one- and two- bedroom units that are equipped with in-unit tech and work areas, private balconies overlooking the downtown area, as well as quartz countertops, wood-style flooring, tile backsplashes, and stainless-steel appliances.  Residents will enjoy a lavish amenity package including a resort style pool and spa, numerous outdoor living and game areas, a fitness center, business center, DIY room, and a clubroom. On-site parking for all residents will be provided through a ground-level, secured garage.

Along with high quality residential living, the project will also include approximately 14,000 square feet of commercial space for retail, restaurant and entertainment uses. The commercial component of the project will include an exterior public plaza, signage, and public art to welcome residents, guests, and visitors to Downtown Bellflower.

Construction financing is being provided by Cathay Bank. Serrano affiliate, Pacific Empire Builders, will be the General Contractor.
